Last week I placed Under Contract a starter home for a young first-time buyer.  The house is new construction...a 2 car garage, granite counter tops, 3 bedrooms, 2.5 baths, with a formal dining room for only $125,000.

We were able to get a 3.75%, fixed-rate 30 year mortgage.  His mortgage payments will be under $900.00 a month.  You can't rent for that!

It is indeed a buyers market.  Sooooooooo much to choose from and such good rates.  Call me and let's start shopping!

1)  Get a GOOD agent.

2)  Get pre-approved for a Loan.

3)  Don't look at too many Houses.

4)  Keep an Open mind.

5)  Learn about the neighborhoods you're interested in.

6)  Never buy without a Home inspection.

7)  Submit Highest and Best Offer upfront.

8)  Be prepared to Compromise.

9)  If you don't understand something...Speak Up!

10)  Don't get Emotional.

According to the NAHB (National Association of Home Builders) a third, full Bathroom is the one feature that can have the greatest impact on the value of a standard, new, single-family, detached home in a Southern suburb....increasing the estimated value by about $43,000.

Well, Savannah is certainly Southern, and with most of the population being in her suburbs, this information might be very useful if you're thinking of putting your home on the market and are giving some thought as to what renovations/updates/additions you might want to undertake to get your home sold as fast as possible for the highest dollar obtainable.

If you'd like other ideas about increasing your homes value and 'sellability'.....give me a shout.  I'll be glad to give you some ideas that I have seen work wonders in the past for my clients.

Did you know that Hollywood filmmakers really LOVE Savannah and Tybee Island?

Several very popular movies have been shot here, including "Forrest Gump," "Midnight in the Garden of Good and Evil," the original "Cape Fear," "The Legend of Bagger Vance" and, most recently, "The Last Song."

Savannah has become 'quite the destination,' due in no small part, to this type of creative exposure to the public.  "The Book," 'Midnight in the Garde of Good and Evil"  and the ensuing movie, showcased Savannah and it's beautiful scenery and 'colorful' people like never before,

Savannah has received a top accolade...again.  Named by the "Livability" website, Savannah has been selected as one of the "Top 10 Downtowns." 

The website went further to say that "Southern charm aside, Savannah has something that people crave:  Paula Deen. And if her comfort food and world-famous restaurant alone don't entice you, the city's downtown has much more in store.  It's gorgeous, steeped in history, buffered by the beautiful Forsyth Park and perfectly placed by the Savannah River.  River Street is a popular downtown destination, lined with restaurants, galleries and boutiques."

Today the 30-year fixed interest rate dropped to 4%!  That's a near-record low, which surfaced last week at 3.94%.  The lowest ever recorded. 

What this means is that if you purchase a home for $250,000 and put 20% down, your monthly mortgage payment will be under $1,000.00!

"You can't rent for that."

1)  Home Office remodel  (46% recoup at resale time)

2)  Backup Power Generator   (48% recoup at resale)

3)  Sunroom Addition               (48% at resale)

4)  Upscale Master Suite addition  (53% recoup at time of resale)

5)  Bathroom Addition    (54%)

6)  Upscale Garage Addition   (54% return on your dollar)

However,  if you're lovin' your sleek new office, or your bright & cheerful new Sunroom, or luxuriating in your master suite...'don't sweat it, just enjoy it.'  It's not always about the $$$'s..., it's your home, ENJOY!

Hyper-local" stats are those statistics that are not just regional...but totally local and close-to-home information that is of greater interest to both buyers and sellers. What follows below is a comparison of total sales volume in Savannah and the surrounding areas for September 2011 as compared to September of 2010.

Area 1-      Historic District/Downtown       -49%     (oh my)

Area 2-      Savannah                                      +32%     (wow)

Area 3-      Southside                                     +17%     

Area 4-      Islands/Beaches                            -4%

Area 5-      Skidaway Island                           -26%

Area 8-      West Chatham                             +3%

Area 15-    Bryan County                              +8%

Area 16-    Effingham County                      +48% ( BIG wow)

I'll make no comment at this time.  'One month does not a market make.'

Now...this is just for September.......stay tuned.
